There is a huge range of mortgage products on the market. Our role is to identify the one that best meets your specific needs. Here are some of the different types of mortgage that we arrange:-

Right to Buy Mortgages

Specifically for purchasing your own council property.
We can arrange for employed or self-employed.
No deposit required.
You can borrow up to 85% of the market value of the property.
Rent arrears, CCJ's and default all considered.

Purchases or Re-mortgages

You may wish to pay off an existing loan as you buy your house. By consolidating the loan within the new mortgage, you can pay it off at mortgage rates of interest. We can arrange mortgages up to 125% of property value. Self employed people with no accounts are considered and we can also arrange mortgages with non-verification of income. Applications with arrears, CCJ's, default, IVA, bankruptcy are all considered.

We have access to some special and sometimes exclusive mortgage products and packages. For people with adverse credit history, we currently have a lender who offers free legal fees, surveys and valuation.

Mortgage packages for first time buyers

We have some excellent packages to help first time buyers. With current high house prices, the income multiplier is often a problem for first timers. One of our lenders has a mortgage that enables a parent to help to secure the mortgage. With this product, the parent's income, net of existing mortgage commitments, is included in the income multiplier. This enables the first timers to access properties that would not otherwise be available to them.

The overall cost of consolidating short term loans over a longer mortgage term will be greater due to paying interest over a longer term.

Lifetime/Equity release mortgages

People are living longer, enjoying better health and have a wider range of options and lifestyles in retirement. Yet they also see pension values diminishing. An equity release mortgage can be an ideal solution for some people, enabling you to unlock part of the value of your home.

You can take a lump sum, extra income or both, with no monthly repayments in your lifetime.

Guaranteed no negative equity

Our equity release mortgages carry a guarantee of no negative equity – giving people peace of mind that they will not fall into a negative equity situation, or pass that on to their family.

Buy to Let Mortgages

Suitable for professional landlords or people who wish to supplement their pension income.
Single property or portfolio holders.
Most lenders will offer up to 85% LTV (loan to value).
We have lenders who will lend up to 89% loan to value.
For clients with specific requirements, one of our lenders will lend at 97% LTV. Please call us for details of our high LTV mortgages.

The mortgage amount is assessed on rental income or salary plus rental income. Interest only or repayment mortgages are available.

One stop shop

We offer our buy to let mortgage clients a one stop shop facility. This can include arrangement of a shorthold tenancy agreement and other advice and services.

Commercial Mortgages

These mortgages are for commercial property for any business use. Most types of property are considered. We work with all of the high street banks, who will typically offer 70% LTV (loan to value), with or without accounts. We also have other lenders who will accept self-certification and lend up to 79% of the bricks and mortar value.

Buy to let and commercial mortgages are not regulated by the Financial Services Authority.

We may charge a fee to arrange your mortgage - typically our fee will be £250.
